Over 25 Years Experience!

As a Building and Civil Engineer Technician, BOABC Building and Plumbing Inspector, WETT Inspector, CPBC Home Inspector, Residential Designer and Draftsman and Red Seal Journeyman Carpenter, I have been designing, drafting, building and inspecting residential projects for over 25 years.

Due to my extensive exposure in the construction industry, my experience allows me the ability to offer various construction solutions such as: permit application submissions, site supervision, project coordination & management, construction inspections, Engineer & Architect inspections, Municipal & Regional District inspections, First Nations Indigenous Services Canada (ISC) inspections, residential and commercial design and drafting for new construction and alterations.

The House and Building plans we create are structurally accurate and easy to understand. I have a comprehensive knowledge of building processes, structures and associated costs, and strive to provide clear and concise direction all while delivering projects on time and on schedule.

Construction Consulting

New Construction and Old Construction

(Alterations/Renovations) - $80 hourly

  • I will review and provide recommendations for Municipality and Regional District building and land use permit applications.

  • I can act as the Owners Agent and Liaise with all registered owners, architects, engineers and other government agencies, as required for the project, and submit all applicable paper work required for permit applications on the owners behalf.

  • I can complete Building and Land Use Permit Application Submissions for:

  • Building Permits - Building Relocation's, Alterations and New construction (All building types)

  • Planning - Land Use Permits for Development Variance Permit Applications (setback reductions, building height & building area increases, etc.).

  • Planning - Land Use Permits for Bylaw Amendments – Rezoning (Residential to Multi-Family or Commercial, etc.).

  • Planning - Land Use Permits for Development Permit Applications (flooding, debris-flow, steep slopes, RAR, etc.).

Architectural Plan

Design & Drafting Services

(Residential & Small Commercial)

$60 hourly and/or Fixed Rate

  • I will review and interpret design information provided by the registered owners and/or registered professionals and provide comment and feedback for final design considerations – includes total of 1 to 2 hours concept and design consultation as needed for living and non-living spaces. Hourly rates apply for all onsite property evaluations and/or new design changes.

  • I will produce 2D construction drawings for permit applications – includes site/plot plan, construction, elevation, section and detail drawings, as needed. I can also include 3D isometric views if desired and will include digital pdf copy ONLY of the drawing set created for your records and use. Fixed Rates apply for permit drawings with hourly rates applying to additional changes made after initial 2 hour consultation and reviews – this may be required during design phase or during the construction process or for permit application updates.

       Fixed Rates plus GST:

  • $1.00 sq.ft. finished living spaces

  • (main floor, upper floor, basement floors, etc.)  - minimum $960.00.

  • $0.50 sq.ft. unfinished non-living spaces (attached/detached garages, decks, patios, porches, verandas, etc.)                                       - minimum $480.00.

  • $250.00 for site/plot plan                                    – owner to provide BCLS Survey Plan, Easement Plans, Right-of-Way Plans as well as all associated title documents for all charges, liens & interests (i.e. Covenants, ROW, Easements, etc.) so they can be added to plan when and where applicable.   

       

       Does not include landscape drawings.

Building Inspection Services

(Private Residential & Small Commercial)

(First Nations & Municipal & Regional Districts)

$60 hourly to $80 hourly

  • Offering Consulting Services as Registered Building Official and Plumbing Official for:

  • Plan Checking Services - all Part 9 Buildings for BC Building Code, Building Bylaw and Zoning Bylaw Compliances.

  • Building and Plumbing Issuance - Issuing Permits and Occupancy Permits, Calculating Fees and DCC's as per bylaws.

  • Inspection Services - all Part 9 Buildings

  • Performs building/permit plan checking tasks as required.

  • Provide and/or sign-off on exterior visual assessments as required.

  • Provide field inspections during the course of construction for alterations and repairs ensuring conformity to approved plans as required.

  • Prepare inspection reports, issues notices and prepare related written correspondences as required.

  • Provide an awareness and understanding into the necessary repairs or alterations identified through the building and inspection process as required.

  • Provide pre-delivery inspections for Occupancy as required.

  • Provide post-delivery inspections after Occupancy for home warranty deficiency claims as required.

DID YOU KNOW... You can still utilize Scott Beck Consulting to complete permit applications and/or to review, liaise and draft and create your permit construction drawings even if your Municipality or Regional District requires an Architect or Engineer for your project. I am happy to work with you, your Architect or Engineer through the applications and design process to ensure Municipality or Regional District compliance and to create construction plans that can be sealed and approved by your registered professional for any permit application.

  • INITIAL MEETING

INITIAL MEETING

Choose the desired level of service needed.

Here we usually spend 1 hour discussing what your desires, wants and needs are for your project, dream home or building and all relevant concepts and arrangements of spaces needed as they relate to the interior and exterior of the home or building and how these wants and needs may affect your budget or require you to involve an engineer.

We will also discuss whether or not you own Land, what your overall Budget is, what Size, what Style and how many Storeys you wish to construct (i.e rancher, 2 or 3 storey, walkout or walk-in, multi-family, storage building, etc..). Knowing where you will build and knowing your land will also help with finalizing your design because land slopes, embankments, which side of the road side you are constructing on all can have an affect on the style of home or building you'd like to construct.

Come prepared and bring as much information as you can... pictures, sketches, floor layouts and any other information that you've gathered that you would like to be incorporated into the design.

Don't forget to contact your Municipal or Regional District to discuss and understand your current Zoning and Building Bylaws. These bylaws will determine such items as maximum building size, height and setback to property lines... know your restrictions before spending unnecessary time and money on something you may not be approved for!

Optional 3D modelling and interior or exterior renderings and walk-throughs should also be considered and discussed at this meeting. If your are happy with my consultation then we can proceed to the next step... Design & Drafting "Your Dream Home".

  • DESIGN & DRAFT

DESIGN AND DRAFT

Now that you understand your bylaws and your comfortable with our initial meeting, let's get started.

I will now create draft floor plans and 3D views of your building and consult with you before finalizing your design by maintaining an open line of communication to ensure you are satisfied. However, other systems, such as electrical, heating, ventilation and air conditioning may affect how you envisioned your overall spaces, so also consider discussing your design with your contractor.

This is also the time where you may wish or want to change window and door sizes and locations, move walls to increase or decrease room spaces, rearrange kitchen and bathroom layouts. Once satisfied, I will finalize draft drawings for final review before proceeding with creating construction drawings.

  • CONSTRCUTION DRAWINGS

CONSTRCUTION DRAWINGS & DETAILS

Now that everyone is happy with the final draft drawings, we can move onto creating your final construction drawings, which shall include your site plan, floor plans, elevations/section drawings and details as required. This is also the time where you will also want to discuss engineered floor systems and truss designs with your truss manufacturer and/or structural engineer, so they can provide any relevant engineered drawings and paperwork to compliment our construction drawings that will be required for permit application.

If you chose or wish to add-on any Optional 3D modelling and interior or exterior renderings and/or walk throughs, this would also be the time where you can experiment with material types and color options.

  • APPLICATIONS & PERMITS

APPLICATIONS & PERMITS

Now that everyone is happy with the final construction drawings and 3D modelling drawings, y
ou are now ready to submit with your permit application.

This is also the time where you will want to provide your licensed builder and their project manager with a copy of your drawings so they can start finalizing your building materials and finish materials that fit within your budget.

We are also happy to work with you on any draft revisions to your plans prior to and during construction if it will help you and/or your contractor stay on schedule and within budget.

If you do not have a licensed builder, we be happy to recommend some quality contractors to consider who will help bring your dream to reality!
